  • So often I get asked... how do I find the best property deal in the South Okanagan? The truth is the best, most rare and well cared for home listings sell at decent prices regardless of market conditions. I have always found that the best way to assess what property type to buy is by delving into the monthly active/ sold listing statistics. Ideally to get the best deal on the market you want to match the following requirements: 1. High inventory. 2. Downward trend in average price. 3. Motivated sellers. 4. Buyers moving up the property ladder at not too much of a financial stretch. Where is the potential in the current market for home purchasers? My pick is Half duplex inventory in the $500k - $600k inventory. Why? + Condo prices are still performing relatively well. Retiree buyers are still buying in the $400k - $500k price point. This is the entry level option for home purchasers in our area. If you think you can buy a good half duplex or townhome below $500k, think again, this is where our condo inventory with smaller sqft with strata fee is selling at. + Single family home options are now available in the $600-$700k price range. Although this inventory tends to need some love/ renovation investment, you can now buy a freehold home without sharing walls at a more attainable price level. + So... what does this mean with half duplexes? We have a lot more inventory (39 in Penticton alone) to choose from. We have a growing number of brand new (or a few years old) half duplex listings. This property category requires a price adjustment to reflect today's market conditions. These units were built at a time when the sale price per sqft was at a high. The market has changed substantially since the peak Feb 2022. Buyers... this is where I see the best deals on market. Target vacant or new build half duplexes. You may just come across a very motivated builder or investor who doesn't want to carry that monthly expense anymore! Average sale price is down 12% comparing May 2023 and May 2024.
